Choosing an architect, engineer, project manager or quantity surveyor is a very important decision, you must select someone that makes you feel comfortable and that you have a great deal of faith in. A good architect will come to the table with ideas suggestions and designs, not just provide what you have asked for. The question is how do you take an idea or concept and make it a reality? What does a project Manager do? They manage the project and form the link between you the client, the architectural designer and the contractor. They are responsible for the project programme, time schedules, appointment of main contractor, appointment materials and finishing sub-contractors, detail and finishes required, deliveries, management of delays etc.


WHAT IS THE DIFFERENCE BETWEEN A CONTRACTOR AND A PROJECT MANAGER?

A contractor enters into an agreement with you to build a property for an agreed fee. The builder is not their to protect your interests but that of his company. So how do you protect your interests? Appoint a project manager to operate as your representative. The extent of the project managers involvement will vary from:

  • Enabling you to build by acting as your agent by appointing, supervising and managing subcontractors and materials.
  • Acting as your liason and reporting on key elements of the building project.

Project conception and initiation
During this phase, the feasibility and benefit of the project involved is carefully examined to determine if it can be realistically completed. This phase is crucial in the sense that, during the execution thereof, the most important base decisions concerning the project is made.

Project planning and definition
During this phase, the project scope, plan and/or charter will be put in writing, outlining the work that is to be completed. This phase also includes a team effort in calculating a budget, prioritising steps that will be taken during the project and making decisions regarding the resources needed for the project at hand.

Execution and construction
During the third phase of project management, a team is assembled and informed of their responsibilities regarding the specific project, whereafter construction will begin.

Planning, Organizing, Leading and Controlling systems
Here, construction project managers will undertake to compare the actual status and progress of the project to the plan that was set out in the beginning. Project managers will also ensure that contractors and subcontractors perform their duties as planned in this time. During this phase, project schedules are often adjusted to ensure the project is completed on time and within budget.

Closure of the project
Once a project has been completed, the project manager will have the project be approved by the client. As soon as the project has been approved, the project manager will continue to evaluate the success thereof and hand it over to the client.
