Qualifications are required for architectural plans, new builds, plumbing and electrical work but not for building alterations, additions, extensions and renovations. Fair enough the tasks performed require skill and safety, but their contract values are usually considerably smaller than the expense of employing building contractors. Where does this leave the client when it comes to selecting a reliable contractor for their extensions, alterations, additions or new build?
It is amazing how many home building contracts are awarded based on personality alone. The second most common being a professional and comprehensive quotation layout. Although both are valid factors, there are far more pressing questions with regard to trusting a builder with your construction project, that is set to cost tens, or hundreds of thousands of Rands. eg. What is the financial status of the builder? How did their last few jobs turn out? How are the payments structured to minimise your exposure? In our view a home renovation or extension is far more complicated than a new build. Because you are at home and can see what is going on you tend to be more involved than in a new build. This leads to concerns and tension that aren’t typical of a new build. The small things matter as they will impact you every day; is the site left clean and tidy (you will be amazed how much dust is generated each day), what time to the builders arrive on site, are they properly supervised, etc. You tend to be less objective and because your there all the time you will change your mind and ask for variations, move things around, add things on, change building materials, and so on. Sometimes you need a handyman with general skills and other times you need a specialist. By example a carpenter to hang an expensive door, or a plumber to unblock a main line drain, or whatever.

DOCUMENT
If it is important to you, then document it in a contract. Misunderstandings are common and we encourage customers to identify critical issues and expectations, document them properly and say what you expect and what the consequence will be if not done or achieved. By example (A) Timelines – If you need the project finished by a certain date then specify that date (B) Supervision – If you don’t accept a foreman on site as adequate supervision than define exactly what you expect (C) Working hours – If you expect contractors to work specific hours than define it upfront eg. CRUCIAL QUESTIONS TO ASK YOUR BUILDING CONTRACTOR
Building or renovating a home or commercial property is a massive undertaking. Horror stories about fly-by-night building contractors, who disappear halfway through a job, are plentiful. Before you invest a substantial amount of money on a project, we suggest that you pose the following questions to any potential building contractors to ensure that they are professionals of good repute.
Are you registered with and certified by the National Home Builders Registration Council?
According to The Housing Consumers Protection Measurers Act, any individual or company in the home building industry building a new home is required – by law – to be registered with the National Home Builders Registration Council (NHBRC). Regulated industry criteria concerning construction, technical and financial capabilities need to be met by all building contractors. The NHBRC only certifies those who meet these requirements. Note that builders do not need to be registered for renovations to existing homes.
What certificates will I receive once the building has been completed?
Once the project is completed, building contractors are required to hand over certain legal documents to the property developer or owner. For example, all electrical wiring needs to be approved and then certified by the relevant municipality. A procedure that is often neglected, or alternatively is attempted by uncertified building contractors, is the poisoning of the property soil. This is done in order to create a chemical barrier which prevents sub-terranean wood destroying termites from getting into your house. This task must, by law, be performed by a registered Pest Control Operator. A list of all such operators are available from SAPCA (The South African Pest Control Association). This procedure is absolutely crucial as termites are prevalent throughout South Africa.
What type of industry experience does your company have?
As they say, the proof is in the pudding. Many building contractors attempt to lure potential clients by bending the truth about their previous experience. Ask potential building contractors for testimonials and the contact details of their past clients. It is advisable to get in touch with previous clients in order to find out about their experience first-hand. In addition, you may want to visit some of the properties to inspect the quality of the workmanship.
What is your capacity at the moment?
It is useless going through the process of briefing your building contractors only to find out that they are busy for the next three months. Establish whether or not your builder has the time to take on your project. Many building contractors will burden themselves with too many jobs at once – make sure that yours is absolutely honest about what they can and cannot handle. No one wants their building project to be a job that is neglected nor do they want to wait six months for the completion of a project, due to their contractors having too many clients.
Do you have a detailed contract agreement in place?
In the event of anything going awry, the contract agreement between you and the building contractors will be your saving grace. The contract needs to explicitly state the agreed-upon budget, time-frame and job specifications. This should include methods of payment, labour costs and the cost of building materials. In addition, the contact numbers of the foreman in charge of the site is also of utmost importance. Before building commences, sit down with your building contractors and go through everything – in detail – in order to avoid any costly misunderstandings.
